Home Renovation Design for Modern Living
Our home renovation projects honor the unique story of each property and deliver modern design solutions for contemporary living. Inspired by the character of Los Angeles neighborhoods—from Bel Air to Santa Monica to Montecito—we transform existing homes with new spaces, refined materials, and thoughtful connections between architecture and landscape.
Our custom approach prioritizes flexibility and longevity. Open kitchens flow into gathering areas, living spaces extend seamlessly outdoors, and every detail supports daily life. From historic residences to mid-century modern homes, our renovations enhance comfort, usability, and everyday enjoyment.
Preserving Character in Modern Home Renovation
A successful home renovation protects what makes a property special and introduces improvements that feel personal to the family who live there. To achieve this, we enhance comfort, efficiency, and natural light, guiding how spaces are restructured and experienced
Spatial layouts adapt to better support family life, encouraging shared moments of gathering and play while also creating room for rest, focus, and privacy.
Fairway View in Los Angeles reimagines a historic Paul R. Williams residence as a contemporary estate. This home renovation and addition introduces a family suite alongside spaces for entertainment and wellness. Enlarged windows and doors bring in daylight and celebrate the flow of indoor-outdoor activity. Meanwhile, dark metal detailing establishes a cohesive architectural language that carries throughout the home.
The New Barn in Santa Monica is a modern reinterpretation of classic barn architecture. The renovation retains the original orientation to preserve its relationship to the site and canyon views. At its center, a generous open space recalls the simplicity of a traditional barn. By maintaining the footprint and upgrading spatial performance, this residential remodeling balances architectural restraint with modern adaptability.
Integrated Architecture, Interiors, and Landscape
We approach renovation through an integrated practice across architecture, interiors, and landscape architecture, shaping environments that feel seamless and intentional. Landscape design shapes the experience of the home, guiding how daily living unfolds in dialogue with the garden. Architecture defines structure, light, and movement. Interior design brings warmth and character through pattern, proportion, and tactile materials. Cohesion is felt at every scale, from the texture of finishes to how surfaces are touched and experienced over time.
Santa Monica House transforms an existing residence into a serene retreat. It embodies a seamless connection between inside and out, where architecture frames nature. A dark palette allows lush courtyards and mature trees to shape the experience. This shapes spaces that balance dwelling, landscape, and family-centered living.
Rooted in History, Refined for Contemporary Living
Residential renovation allows continuity between past and present. We preserve and refine unique details rather than replace them. Existing materials inform new finishes, allowing old and new elements to remain in dialogue. Ultimately, the goal is to design a home that feels grounded in its history and fully attuned to modern life.
Woolf Residence builds on the legacy of a 1949 Bel Air home by John Elgin Woolf. RIOS adapts its Hollywood Regency character for contemporary living and restores original details, including Woolf’s Brittany and herringbone parquet flooring reminiscent of French country estates. The redesign introduces a glass pavilion courtyard that dissolves boundaries between indoor and outdoor spaces. Distinctive materials create visual drama: lacquered fiberglass, honed Rosso Levanto marble, and antique brass accents complement the home’s original craftsmanship. A bold color palette layers vibrant reds and yellows against sophisticated neutrals. The result is a regionally significant home that feels of the moment and alive with joy.
